One of our team will view your
property and make an offer based on
the current letting market in writing
normally within 24 hours.
If you accept Homes & Steeple will
then agree a date to become your
tenant. We will then sublet the
property to a third party and collect
rent from them.
The rent agreed will then be paid by
us even if the property is empty or
we have been unable to collect the
full rent from the tenant. |

Who is going to
live in my property? |
We deal with professional people,
companies and local families looking
for quality affordable accommodation.
All our tenants are fully referenced
and some of them have been with
us for years, moving from different
properties as their needs have
changed.
We will confirm with you what type of
tenant you want before proceeding. |

What sort of properties
are eligible? |
From furnished studio flats to large
family homes most properties are
eligible. Landlords should ensure they
are allowed to rent their properties
and advise us of any restrictions.
Corporate tenants tend to prefer
furnished modern properties in the
town centre, whilst families will
probably want a garden and easy
access to a school.
If we feel you property needs
redecoration or refurbishment before
marketing, we will make some
recommendations and in some cases
help organise the work. |

How long is the
contract? |
Our initial contract is usually for a
year, but after that we may agree
a two or three year renewal. This of
course is a no extra cost to the
landlord. |

| When do I get paid? |
Once we have signed a contract
we will then pay the rent on the
date same every month. This is
transferred directly to a bank
account; we will also provide
you with monthly statements. |

Who takes care of
maintenance? |

We will take care of the daily repairs
that you would expect of a tenant. If
there is a major problem with the
heating or plumbing we will inform
you and can arrange for a contractor
to give you a quote, before
proceeding with any work. You are of
course free to employ the services of
your own trade’s people. |
