New planning regulations to increase rent and reduce property prices in Bournemouth
At present property owners are permitted to transform a property to a small HMO (house in multiple occupation) for between 3 and 6 unrelated tenants without the need to get approval from the local council.
Bournemouth council however is proposing, using new regulations available to them from October 2010, that changes to property to let in Bournemouth would have to get planning approval. This move is expected to increase rents dramatically and reduce property prices, a landlords’ group, as well as letting agents in Bournemouth, have warned
Letting agents in Bournemouth, Homes and Steeple, have also commented that regulations need to be eased not tightened to allow market forces to dictate the best use and subdivision of property to let in Bournemouth. The RLA has shown that property for sale has seen significant price reductions in areas where this has already been implemented and that HMOs are vital in areas where students and nurses for instance are prevalent in areas such as Bournemouth.
