account. Unlike other letting agents
we try to pay you the same day it is
paid to us.

We will also provide a monthly
statement sent direct to you via
email or post. At any time we can
provide a full statement showing
how much the tenant has paid to date.

If the tenant has a problem or is
late in paying we have policies
in place that should make sure
arrears are collected quickly. You
as landlord will of course be
informed of any late payments.

We prepare an inventory for all our
managed properties.

Our inventories are detailed
documents; we also use films and
photos to illustrate some points. We
are experts at spotting areas where
problems may occur i.e. light coloured
carpets.

The inventory also records meter
readings so we can update the utility
companies with accurate details.

An inventory is now essential when it
comes to assessing any damage or
cleaning required.

We will regularly visit your property
and send you a written report. We will
also send photos or a film of any
problems we find.

Properties do not generally go wrong
overnight. For example the buildup of
condensation can go on unnoticed or
unremarked by the tenant for months.

Because we go to your property and
talk face to face with the tenant we
are able to deal with most issues
before they become costly or require
redecoration or replacement.

Tenants who regularly receive a visit
are more likely to take care of their
homes and less likely to break a
clause in their contract.

We are able to deal with any mainten-
ance issues quickly and cheaply.

Most problems will be dealt with one
visit within a few days of being
reported. If the job requires more
work or materials. We will keep you
informed each step of the way.

Homes & Steeple will not spend your
money without consulting you first.

Most of our tenants come with
rent guarantee insurance for the first
twelve months. This is in the form of
insurance policy provided by Endsliegh.

If your tenant decides to move on or
you want your property back. We will
ensure the hand over goes as
smoothly as possible.

We will advise them of any cleaning
or repairs that need doing and
prepare a detailed check out report
outlining any damages.

If you wish to make a claim
against the tenant’s deposit, we
will firstly negotiate with the
tenants and if necessary prepare
the paperwork for submission to
the independent adjudicator.
