Tenant Find only Fee

Our Tenant Find Only Service is for those landlords who are keen to manage their own properties. We organise all the marketing for you to ensure that your property reaches the widest possible audience and take care of the extensive paperwork that goes with setting up a tenancy, handing it over to you once everything has been signed and your tenants are in situ.

Fee £358.80 (Inclusive of VAT) 

Management

We handle all aspects of the tenancy, from marketing your property, sourcing a reliable and suitable tenant, looking after day-to-day management of the flat, collecting rent and moving tenants out.

Fee: 10% (inclusive of VAT) of the monthly rent

Guaranteed Rent

No Voids – No Hassle, money in your bank account on the same date each month. With our guaranteed rent scheme Homes & Steeple will pay the rent on your property. From an agreed date even if it is empty or if we have been unable to collect it from the tenant.

How does it work? One of our team will make you an offer based on the current letting market in writing. If you accept we will then agree a date to pay rent for your property, normally within one month of receiving vacant possession.

Who is going to live in my property? We deal with professional people, companies and local families looking for quality affordable accommodation. All our tenants are fully referenced and some of them have been with us for years, moving from different properties as their needs have changed. We will confirm with you what type of tenant you want before proceeding.

What sorts of properties ’are eligible? From furnished studio flats to large family homes most properties are eligible. Corporate tenants tend to prefer furnished modern properties in the town centre, whilst families will probably want a garden and easy access to a school.

Handyman Fees

£45 for first hour (including travel) + material Costs

£90 per half day 9am -12pm  or 1pm - 4pm (including travel) + material costs

£180 Full day 9:00am -4:00pm (including travel) + Material costs

Gas Safety Certicate  -£80 including VAT

Carbon Monoxide Alarms- £60 including VAT and instillation

Smoke Alarms -£80 including materials and instillation

Deposit Disputes (Submission of evidence to deposit company)

Submission of the tenancy agreement, inventory, checkout report and invoices for cleaning and carpet cleaning to the ADR no additional charge. Extra preparation of evidence to support the landlords claim is charged at £30 per half hour including VAT

Court Attendance-£250 per day, or part thereafter.
